Construction Update: February 15, 2008 

Project Status: The roof has been installed (minus shingles) on the majority of the south tower. Sheet rockers and painters are hard at work in this area on the first floor and will be moving to the second floor shortly. The north tower first floor is protected by plastic and unit 101 has been framed. Erection of steel has started up to the fourth floor on the north tower. Masons have completed a large amount of exterior stone including all the south facing side of the building. They are currently installing stucco and wood trim on this section of the building. Scaffolding has been erected on the courtyard side of this part of the building.

Schedule: Vail just broke a record for snowfall for January. With over 24 feet of snow to date it has been quite a winter. The building schedule has been adjusted constantly to meet the winter challenges however, at this stage the project continues to meet baseline dates for delivery and RA Nelson is anticipating no problem with a late November delivery date. The building is not too far from being "dried in", and at that point weather should be less of a factor for the construction team.

Sales: All units are under contract. Two units have been listed for resale: a two bedroom ground floor unit listed at $3,290,000 and a three bedroom listed at $5,750,000.

Other Matters: The unit selection process is complete. We have distributed winter calendars for Willows owners and have our first owner reservations on the books for the upcoming Christmas/New Year's period.

 

These photos were taken June 1st. Asbestos abatement began April 18th. It was amazing how quickly the structure was demolished.
 

By mid June shoring work was underway and all traces of the building were gone.

By August 30th foundation work was in full swing

By October 2nd steel is being erected on site and foundation work is complete.

October 8th shows decking ready for installation

October 11th: The ground floor deck on the south side of the building is in place.

Concrete has been poured on the deck and is kept warm with blankets. October 19, 2007

October 24. This shot shows the progression of work through the north side of the site.

November 2, 2007. The second story decking is almost complete. The driveway has been poured and the construction crew is forming the elevator to the third floor.

November 27, 2007. Steel has been erected to the bottom of the fourth floor on the south and west sides of the building. The first window have arrived on site. Framing and duct work is underway within the units.

December 19,2007. The south tower now has steel up to the roof line of the penthouse, fourth floor level. First floor roof beams are in place with vertical columns up through second floor of the north tower.

December 19, 2007. Window installation has begun along with interior framing in the south tower.

January 16, 2008. Work continues at a furious pace despite heavy January snowfalls and freezing temperature.

January 16, Gallegos stone masons have completed stonework in the courtyard on the south tower and are almost finished on the Vail Road side of the building. Stucco installation to start next week.

January 16, Unit 106 has the fireplace installed.

January 16, this photo shot from the lobby through to unit 101. Internal framing in the north tower has begun.

February 13, 2008. This view shows the penthouse from the south east of the building. The roof has been installed on most of the South Tower and crews should be up to the fourth floor on the North Tower with steel shortly.

Sheet rock has been hung in unit 106 as shown in this photo (February 13). Painters are staining windows and should be moving the sheet rock up to the second floor shortly.
